Get a mortgage in principle

Buying your first home can sometimes feel a little overwhelming. We’re here to make this exciting journey go as smoothly as possible.

Before you start looking, you’ll need to know what your budget is. It is possible to obtain an ‘agreement in principle’ from a mortgage provider – we can give you some names of independent brokers if you need them. This will give you a good idea of the money available to you that will not over stretch you – and sellers are more likely to accept an offer from you if they’re aware you have secured the necessary finance in principle.

Start the mortgage application ASAP

We would recommend starting the mortgage application as soon as possible as although most applications get processed between 18-40 days, sometimes delays occur. Keep in mind that there isn’t a fixed timeframe for mortgage approval. While most applications are processed within 18 to 40 days, delays can happen.

Choose a solicitor

You’ll need an experienced solicitor to help navigate you through the conveyancing process. Our team have established good working relationships with several firms of solicitors who have real expertise in this area of law, and are happy to recommend some to you.

Do some research

It’s a good idea to look at transportation links, parks, nearby shops and amenities and if you have children, the local schools. It’s also helpful, if it’s possible, to spend some time in the area you are considering so you get a feel for it.

What are “non-standard” properties?

Mortgage lenders sometimes hesitate to offer mortgages on flats above commercial premises, or in areas which have high-density renting or commercial use. It’s also an idea to check out the lending criteria for new-build homes.

Ask!

We recommend making a list of questions to ask whilst doing a viewing and don’t be afraid to check windows, doors, electrics and water pressure. Ask about the sellers and why they are moving. Knowing how long the property has been on the market can be useful as the sellers might be more open to accepting lower offers for a quick sale. But don’t worry, we can do all this for you!
