The first step when selling a home is registering with local agents who will send an expert around to value your property. With our local knowledge and wide experience of the property market, we will advise of the value. It is important to get this right, particularly if your buyers are applying for a mortgage.

Remember that the property market can be fast paced. If you register, your property details will be circulated to potential buyers even before any advertising.

Getting Ready

It’s always a good idea, if you have the time to spruce up your home a little, then our professional photographers and writers will come to you to make sure your home stands out. Don’t fear the weather as the photographers use technology to assist, and don’t hesitate to ask if you need help to move things, we want to show you home in the best possible light.  

Find a Solicitor

To buy a property, you will need a solicitor to make the process go smoothly. We can recommend some. 

Had an offer?

We’ll let you know the moment an offer is made. Some offers are made subject to conditions attached, we will negotiate those on your behalf.

Offer accepted!

If and when you accept an offer the agent will prepare a Memorandum to confirm the offer and the solicitors firm you are using in writing. You can then ask your solicitor to start the conveyancing process.  

Conveyancing and survey

Your solicitor will guide you through the conveyancing process, and we will be there to keep you updated on the progress. An official survey of the property you’re selling is likely to be made, so if there are any issues you know about but don’t want to deal with,, it’s advisable to quotes for the work to be done.  

Exchange and Completion!

When everything is agreed by all the parties and deposits are paid, the contracts are signed and exchanged. Completion happens later, when final payments are transferred from the buyer’s solicitors’ account to the seller’s solicitors’ account. When the payments have cleared, you can bring us your keys and we can arrange for collection by the new owner.
