Why let to students?
The East Coast and Sussex has a myriad of universities and colleges, attracting vast numbers of students from the UK and abroad. Whilst there are no guarantees, our experience with students of all ages in HMO properties has taught us that being problematic is the rare exception, not the rule.
- We check all applicant’s ID, references and carry out credit checks, and further checks may be made on overseas students
- Most student tenancy’s are for 12 months. If there is a change at the end of the tenancy, the college cycle is predictable, so we can plan in advance
- Students are a low financial risk. Most students provide guarantors, often parents, and rent payments are often made in advance by those coming from overseas.
- Students’ expectations are more manageable. So long as your property is safe and well maintained, students don’t usually demand high spec fixtures and fittings.
